Spring has sprung and with the season comes a flurry of fresh real estate. Take, for example, the market in West Vancouver.

The exclusive municipality is home to some of the poshest properties in the region. A recent infographic by Rentseeker found that you need an income of $320,932 to be able to afford the average $1,757,700 price of a West Vancouver home.

But hey, it's free to look, right?

Real estate database Point2 Homes shared their list of the top 10 most expensive houses in West Van with us.

The number one spot belongs to a six-bedroom, five-bathroom oceanfront mansion listed at $25 million. It even has its own private sandy beach and spare room — sorry, spare house — for guests.

And that's just the beginning. Another home, listed for nearly $20 million, includes a theatre room, spa, indoor gym, and massive outdoor pool.

It also took six years just to design. (We think it was worth every minute.)

Anyone feel like getting some roommates together to split the cost? We could probably afford of one of the basements... or half of a pool house... maybe.
